PROPERTY MANAGEMENT
Whether you have a single family home or multi family building (large or small), it pays to have someone with experience and knowledge handling the placement of tenants and/or day to day operations of your rental property. Burkhamer Property Services, LLC, has two programs available to property owners. Further information on this program can be found in the Property Management section of this website. We do credit and criminal checks on all applicants. We also have rental criteria that an applicant must meet.

RENTALS
We handle rental property in most of the Grays Harbor area including Aberdeen, Hoquiam, Cosmopolis, Montesano, Elma, McCleary and outlying areas. We have duplexes, apartments, and single family houses available.

TENANT SERVICES
We follow fair housing laws and apply our criteria consistently to every applicant. We provide rentals that have been cleaned and maintained to our standards and have each property rekeyed with each new tenant.
We provide you with required (by law) paperwork (i.e. lead based paint, agency, etc.) and help with completing a rental lease agreement. We will collect and hold your security deposit, conduct periodic inspections at which time we will determine if your rental requires repairs or maintenance and do move in and move out inspections which will help in the refund of your security deposits. We provide phone numbers which allow access to the property manager (either directly or message) 24 hours a day for emergencies or problems that may arise.

BUYER REPRESENTATION
Burkhamer Property Services, LLC, represents buyers only in the process of purchasing a property. Our office does not take listings; therefore, we never risk putting our buyers in the position of limiting which properties they can purchase and still have sole representation. We have access to all listings in the Northwest Multiple Listing Service as well as the ability to contact For Sale By Owners. We will guide you through the homebuying process, coordinate inspections and showings, negotiate with the seller (or seller’s agent), work closely with the lender and the closing company and make you, the buyer, our priority. Selling costs are usually built into the selling cost of a home, so typically, the seller pays all brokerage fees and commissions from the proceeds of the transaction.
