Tenant Information

We offer tenants many choices when it comes to rental properties. You can visit our Rent a Home link at the left to see the properties that are currently available.

Most of our rentals require only a six month lease. However, if a lease begins in any month from May through August  we require a nine  month lease to avoid any vacancy during the winter months.

We require a Rental Application and a Release of Information Authorization from all prospective tenants. There is a non-refundable processing fee is $40 for each adult for screening your application. This screening process will include obtaining a credit report, checking Public Records, verifying employment, calling your references as well as current and former landlords, and making sure that all the information you give on your application is correct. 

Applicant(s) only acquire rights regarding the rental unit after they have paid a holding fee, or after the lease is signed and all related fees have been paid. The non-refundable holding fee will hold a property for up to thirty days; it will not be refunded should the applicant change their mind. Before obtaining permission to move in to a rental property, and before receiving the keys, the applicant(s) must sign a lease, provide proof of electrical services, and pay all deposits as well as the first month’s rent. 

ASSESSMENTS
A move in assessments will take place before the renter signs the lease. The renter will receive a copy of the assessment report as well as a digital recording to keep upon signing the lease. Within one week of moving into a rental property, the renter must inform Burkhamer Property Services, LLC, in writing of any problems that may have been overlooked during the assessment. When a tenant moves out, there will be another assessmant to determine the condition of the property prior to issuing the security deposit refund. We will also perform periodic assessments of the property to observe the physical condition of the property. As required by the Landlord Tenant Act, we will give the tenant 48 hours notice prior to the periodic assessments. 

MAINTENANCE
If your rental property requires repairs or maintenance, we will schedule the necessary appointments or arrange for the repair person to contact the tenant directly. If the needed repairs or maintenance have not been completed (or arrangements have not been made) within 48 hours of notification, please inform us. It is our priority to take care of problems in a timely manner. 

RENT
Rent is due on the first day of each month, however, according to the rental/lease agreement, you are given a grace period which extends to the fifth of the month, regardless of whether the fifth is a working or non-working day. 

You may pay your rent in one of the following three ways:

  • You drop your rent off in person at our office at 338 W. Pioneer, Montesano. We accept check, money order or cashiers check. ( No cash ) If our office is closed when you try to drop off your rent, you may put it through the mail slot located in the door at the far left side at the bottom of the ramp.
  • You may mail your rent to: Burkhamer Property Services, LLC

    Mail your rent early because if we do not receive it by the fifth day of the month, you will be charged a late fee.
     
  • If you are unable to drop off or mail your rent, call our office at (360) 249-2740 and make arrangements for us to pick up your rent. If you require this service, be sure to call us BEFORE your rent is due.

Checks should be made out to Burkhamer Property Services.

LATE FEES
A ten percent late fee will be charged to the tenant if they pay their rent after the fifth day of the month. If the tenant does not pay rent, or make arrangements to pay, and a “3 day pay or vacate” notice must be sent, the tenant will be charged an additional $30.00 fee.

NSF CHECKS 
If your check is returned by the bank, you must replace the check with cash, money order, or certified check. Additionally, you must pay a $40.00 NSF charge. We will not try to re-deposit your check. Late fees will also be applied.

PETS 
Pets are allowed with Owners permission only. If the pet is allowed, there are non-refundable fees. Dogs under 30 lbs are charged a $250.00 , dogs over 30 lbs are a $500.00 & cats are $200.00 each. ALL FEES are non-refundable. Pet must be spayed or neutered & on a veterinarian flea perscribed program. Tenant will also sign an addendum taking responsibility for any damage the pet may do.
